The Real Estate (Regulation and Development) Act, 2016 requires every residential project above a minimum size in Maharashtra to be registered with MahaRERA (Maharashtra Real Estate Regulatory Authority) before the developer can market, book or sell units. Registration means the project's land title, layout approvals, promised timeline and cost estimates are on public record, and that buyer payments are protected by rules on escrow accounts and construction-linked disbursement.
For a large integrated township like Life Republic, RERA registration is issued phase-wise and precinct-wise rather than as one blanket number for the entire 400 acres, since each tower cluster is a separate registered "real estate project" under the Act.
